Denied an Apartment Because of an Eviction? Let's Look Closer.
Landlords check more than your credit score. Unpaid rent sent to collections and eviction records on tenant screening reports can both get you denied. We review both and dispute what is inaccurate.
Where Evictions Actually Show Up
An eviction judgment itself is not listed on your standard Equifax, Experian, or TransUnion credit report. But two things often are seen by landlords:
Rental collections. Unpaid rent or move-out charges sent to a collection agency can appear on your credit report as a collection account for up to seven years.
Tenant screening reports. Screening companies pull court records, including eviction filings. These reports are covered by the Fair Credit Reporting Act, so you have the right to request them and dispute inaccurate information.
Problems We Find on Rental Records
Rental and eviction records are often incomplete or wrong. Common issues include:
- Move-out charges that were never owed
- Rental collections with wrong balances
- Eviction cases that were dismissed or settled but reported as judgments
- Records that belong to someone with a similar name
- Outdated court records
- Duplicate collections for the same rent

Eviction & Rental Debt Help: Common Questions
Does an eviction show up on my credit report?
The eviction judgment itself generally does not appear on standard credit reports. Unpaid rent sent to collections can, and eviction records often appear on tenant screening reports landlords use.
Can I dispute a tenant screening report?
Yes. Tenant screening companies are consumer reporting agencies under the FCRA. You can request your report and dispute information that is inaccurate or incomplete.
What if the eviction was dismissed?
A dismissed case should not be reported as a judgment against you. Records that show the wrong outcome can be disputed.
What does it cost?
Our Monthly Plan is $250 to start, then $150 per month. FASTRAK is $899 one-time. No per-deletion fees.
